The interior renovation and refurbishment of this 3 bedroom family home in Glasgow is making excellent progress.

First fix plumbing and electrics are underway and all sash and case windows are being completely removed, refurbished and rehung.

Major Structural Alteration

In the rear extension the wall between the kitchen and rear lounge has been removed to create an open-plan family hub area.

Underfloor heating will be installed throughout this rear ground floor area supplied by a completely new gas central heating system.

Damp-Proofing Injection

The damp proofing course is in progress throughout the rear extension, as well as some minor roof repair.

House Extension & Attic Conversion, Clarkston

Clarkston Semi-Detached Bungalow Extension

A perfect example of a kitchen extension and attic conversion on a 2 bedroom semi-detached bungalow. Despite being considered a family home the original kitchens are extremely compact so extending out into the back garden is common throughout these neighbourhoods.

 

The owners are also taking the opportunity to convert the attic into a bedroom and en-suite, allowing for a brand new staircase to be installed. At present the attic is a usable space but with access only by a ladder.

Flat-Roofed Kitchen Extension

2013-05-07 11.13.21The new rear extension will house a larger kitchen and sunroom, extended into the back garden with new raised foundations to meet the heightened floor level of the house. Concrete steps will then lead down into the garden.

Bungalow Attic Conversion & Staircase Installation

2013-05-07 11.12.18Already a usable space with existing dormer windows, the attic will now be fully converted into a bedroom with en-suite bathroom. Crucially, a staircase will be installed instead of ladder access. This process has been made easier since the kitchen is being remodelled anyway.

 

 

The attic has also been extended slightly with the ground floor allowing for a large new window to be installed letting lots more light into the room.

Victorian House Renovation

Pollokshields on Glasgow’s sunny south side is known for it’s beautiful Victorian mansionhouses, and this is a prime example of a full renovation and modernisation project from start to finish, design and build.

pollokshields-fireplaceApart from signs of damp in the rear extension the house was in move-in condition when recently purchased, but a comprehensive renovation and refurbishment engineered with CDP Architects will bring the building into the 21st Century and ensure it can be enjoyed as a luxury family home for generations to come.

The whole interior has been stripped right back: the main house is back to bare walls for new plastering, although a lot of the original character features are beautifully preserved including fireplaces, decorative cornicing, window shutters and picture rails.

Major Structural Alterations in Family Areas

The rear extension will see some major structural alterations: the kitchen and second reception room will be opened up to create an open plan family hub. Structural members supplied by Ironcraft Steel Fabrications will provide support.

This completely renewed interior will be finished with a high-spec kitchen diner area and underfloor heating throughout.

A relatively recent extension at the rear houses the family areas: kitchen, hub and sunroom. A fairly serious damp problem means the extension has been stripped back to the exterior walls and some floorboards removed. A comprehensive damp-proofing course is required throughout the rear extension.

The house comprises 2 large front reception rooms, kitchen, rear ‘snug’, sunroom and 5 bedrooms, all of which shall be retained but with some redesigning of the layout.

Underfloor heating and a new gas central heating system will be installed throughout the rear ground floor extension. All sash and case windows and original window shutters will be refurbished.

The interior will be completely refurbished in a way that embraces the original Victorian character features including several stunning fireplaces, beautiful cornicing, coving, picture rails and high skirting boards.

The objective of this loft conversion was to form:

  • Storage Space
  • Shower
  • Toilet

This development needed a clever layout and repositioning on existing main features, for example the existing stair access.
